A spacious double bedroom with a good view of a quiet residential street, secluded and peaceful yet very central location within good walking distance of city centre and public transport links.

Hello! I'm Joseph (23M), the live-in landlord. I've lived here since 2023, and currently share this house with Adam (21M). The third occupant is leaving in the next couple of weeks, so I'm keen to replace his tenancy ASAP from September onwards. We would start with a 6-month contract and can roll on monthly from there.

The bedroom currently looks a bit messy in the posted photos, this is because we're waiting on the current tenant to clear it out fully. Photos will be updated once it is in a tidier condition. It will be furnished with a desk, chair, and spacious cupboard, alongside the bed.

Shared living space includes two bathrooms, a kitchen, and a large living room. There is also a storage loft and two other cupboards, that you would be welcome to use. There is a washing machine in the kitchen.

Has a front and back garden. The back links to Newtown Park, start of the Bristol and Bath Railway cycle path. We have a patio area with a garden table, chairs and a barbecue. At the front are two sheds, one currently used for bike storage (would be able to fit one more bike), and the other for general storage. You are free to use both. There is street parking available.

Location is central and well-connected, being a 15-minute walk from both Cabot Circus and Temple Meads train station. Ideal for a young student or professional.

Other commodities within convenient 5-minute walking distance include:

- Both a Lidl and a Sainsburys.
- Market Street, a high street leading to Castle Park with 24-hour corner shops, highly rated takeaway food, and several good pubs/music venues.
- The Mothership climbing gym, a bouldering centre.

About us: Both myself and Adam are young professionals. I'm an aspiring video game developer, and Adam is an aspiring MMA fighter. We're both quite laid-back and friendly guys, with common interests like gaming, music, comedy and films. While you're more than welcome to simply do your own thing, we'd welcome someone looking for a more sociable environment, with the occasional film/gaming night (we have both a Wii and Switch 2 in the living room), or nights out. While we like to have a good time, have friends over or play music until late, this isn't a party house - would need to keep things somewhat respectful and clean.

Household bills are all currently included (gas, energy, water, council tax, broadband), however in the case of a dramatic rise in the cost of living I will require tenants to chip into the bills.
