Great double room in peaceful Redland garden flat

I currently rent a lovely two bedroom garden flat in Redland and I'm now looking for a new flatmate as my wonderful previous flatmate, Jo, moved out recently to live with her boyfriend.

I'm Tom, an IT engineer for a candle company and I've lived here since November 2018 but have been in Bristol a lot longer and this is one of the nicest places I've lived. The bedrooms are a really good size and the living room, kitchen and bathroom are all very nice. There is also an additional separate WC which is always useful. The flat is fully furnished and the available room has a double bed, bedside table and built in wardrobes but there is an additional wardrobe that can be used also if required and there is space for a desk or dresser if desired.

The flat is in a brilliant location about halfway up Redland Road but set back so there's very little road noise and the garden is peaceful and great for relaxing in when the weather's warm as it's a real sun-trap. It's about a 30 minute walk into Bristol city centre or there is a bus stop a two minute walk down Redland Road with good routes to most places in the city and Redland station just five minutes away. Both Gloucester Road and Whiteladies Road are a 10 minute walk away and it's 15 to Clifton Downs and 25 to Clifton Village

The rent for the room is £700 but this is without any bills. Council tax (band C), water rates, broadband (70Mb BT Infinity) and TV licence are currently £100 per person per, month. I have Netflix, Amazon Prime Video and Disney+ (who doesn't love Disney?) accounts which you are welcome to use. Electricity and gas are currently about an average of £100 per month in the summer but this will obviously go up in the autumn so we just split the cost every three months. I rent through a small agency run by one lady and she's been very good the whole time I've lived here so I would need to put you in touch with her if you're interested.

I work regular 9-5 weekday hours split between home and my office currently and appreciate a relaxing and quiet place to live during the week but occasionally still venture out to the gym, cinema, pub or to grab a bite to eat so would like to find a flatmate who has similar hours and isn't going to be coming and going late into the night. I'm always up for sharing a meal or watching Netflix over a glass of wine though. At weekends I'm up for socialising at home with friends or in town, going for long walks or out of town to visit friends and family a couple of times per month. I am a bit of a geek and do enjoy a spot of (mostly retro) gaming from time to time, fixing old tech and the occasional sci-fi movie so if you have any nerdy tendencies we'll be well matched! I do currently have too many old computers set up in the hallway as I'm repairing them but will move them into storage very soon.

I'm keen to meet someone who would like to become friends as well as flatmates but if you prefer to keep to yourself and do your own thing then I'm very respectful of personal space and always like to make the flat inviting and comfortable for us both to live in. I think I'm approachable and easy to live with and I hope you will too.

Ideally I'd like to find another female flatmate as in my experience in the last few of years the dynamic is so much better than living with another male.
