Hi there - I'm Rich and I'm looking for someone to rent my large ensuite spare room. Available 10th October onwards.

Bit about the flat:
The flat is part of a small period block, high ceilings throughout and is on the hall floor. There's a large living room with massive windows which make it super bright throughout the year. There's a main bathroom with shower/bath. The kitchen is open plan into the living room which makes watching TV whilst cooking nice and easy. There is some storage for a few boxes and a bike in the main hallway, under the staircase. There's a large shared garden with bbq/seating, used all year round. Parking is on street with access to a paid resident permit. Parking is free for all at weekends.

A bit about your room:
It's a large ensuite-double room, high ceilings with a large window so always bright and airy. The room can be part furnished with a double bed, large fitted wardrobes and chest of drawers.
Rent is £950 pcm plus bills which will approx £200 pcm. Bills include the usual utilities, Virgin broadband and Council Tax Band C. Move in date from 10th October.

A bit about location:
The flat is at the top end of Hampton Park - a few mins walk from Cotham Hill, Whiteladies Road. It's 6 mins to Clifton Down train station and 15 mins or so to Glos Road. City Centre is 20 mins walk away. It is basically in one of the best locations possible - shops, bars, the Downs and a supermarket all just a few minutes walk away.

A bit about me:
I've lived in the flat for about 6 years. It's a pretty amazing place to live. I work a few days in the office and a few at home - ideally that kind of split would work for you too. There's likely to be a bit of 6 Music on in the morning as the coffee brews. The main character in the flat is my border collie - he's super friendly and will often be out and about for walks or local pubs for a pint with friends.

I'm hoping to find someone looking for a great place to live and call home. The flat is kept pretty clean and put together; it would suit someone who's not keen to step over plates on the floor - that said, it's lived in, not a show home.

The place is pretty chilled and social with occasional drop-ins from neighbours/friends for coffee or a garden beer. Previous housemates have become good mates.

I'm respectful of people's space and downtime, busy schedules etc. I'm pretty laid back but would naturally expect someone to help keep the place tidy and treat it with respect.
