*SUBLET*

I’m subletting my room for 4 months during the months of October-February. Dates 1st October-1st February whilst I’m temporarily away (I can be a little flexible on these dates but as close to these dates would be ideal). The flat is a gorgeous 3 bed flat situated in Redland (Whiteladies rd is a 5 minutes walk away - Sainsburys, Clifton Down station/ Shopping Centre and Bus stops all within walking distance). Great central location to be able to walk into town/ harbourside.

💰 £790 pcm (INCLUSIVE OF rent, bills & council tax & Internet)

Would consider pro-rata for shorter time period but preference would be for someone who wants to stay the entire time. The bills might be a little higher in the winter months but I’m happy to pay any difference with my housemates.

The communal living room is very cosey, kitchen is full of everything you could need, we have a main bathroom (with a bath) and a smaller toilet downstairs so we never get in each other’s ways in the mornings.

Flatmates:
You’d be living with 2 late 20-something year old girls Laura & Katie (both so lovely, one is a teacher and the other works for the Uni and WFH 1 day a week).

About you:
The flat is very much our home so I would need to make sure you’re the right fit even if it’s short term!

Ideally looking for a female (late 20s/ early 30s). Someone who’s open to a gossip in the kitchen, a bottle of wine on a Friday evening but also happy to do their own thing. This is not a party house I’m afraid, Someone who doesn’t come with lots of communal items/ things as we don’t have the storage space for these but of course you’d be welcome to store in my room. Someone who’d respect our home! No students or couples I’m afraid. Also wouldn't suit someone with a car due to sublet.

The boring bit:
I have written permission from the landlord so all above board! As it’s a short term sublet he would prefer that I deal with all comms and rent payments. He's a private landlord - I have a really good relationship with him as I've been in the flat for 6 years). In order to confirm we’d require a deposit of £790 upfront (this will be used for your first months rent, bills & Council Tax due on October 1st. Otherwise the £790 will be paid direct to me on the 1st for the remaining 3 months). You would be subject to a credit check from the landlord before moving in.

Move in date 1st Oct and move out date 1st Feb

My room is pretty large and bright and airy, I will be leaving behind some of my stuff in the room - clearing out lots so you have space. But this won’t be an empty room! Bed and large goods will stay. Will include bed, clothes rail, 1 x chest of drawers, desk & chair. I want to make sure my housemates are happy with the person who moves in for 4 months and we would arrange a viewing/ cup of tea to make sure it’s a good fit.

We’ll be arranging viewings for the week beginning 9th September.
