Hello!

We are looking for somebody to come and join us in our lovely flat in Redland.

You:
We are looking for another professional female. We are a non-smoking flat. We are both meat eaters, so our new flatmate would need to be comfortable with that, but veggies/vegans are of course welcome!

The flat:
We have a 3 bedroom top floor flat with a lounge/kitchen area and 2 bathrooms (one with a shower, one with a bath). It has double glazed windows and gas central heating. The flat is a 5-10 minute walk from the Durdham/Clifton downs and Whiteladies Road which has a variety of shops, cafes and restaurants. It's a 15-20 minute walk to both Redland and Clifton Down train stations and there are bus stops with regular buses toward town and Cribbs Causeway a 3 minute walk away. The building has a 'first come, first served' car park with 5 spaces for the 6 flats within the building, however there is also roadside parking which does not require a permit.

The room:
The room is a very generous double, with high ceilings and an alcove window, it also has a lovely feature fireplace. It is furnished to include: double bed with mattress, large wardrobe, bedside drawers and chest of drawers.

The flatmates:
You would be living with Gemma and Ellie. Gemma works as a nurse and Ellie is in engineering. Alongside our individual hobbies, as a flat we enjoy a glass of wine or tea on the sofa whilst watching TV, the occasional group run followed by coffee and cake, flat dinners and cinema trips. Our flat is a friendly and cosy place to live and we are hoping our new flatmate is looking for friendship and a home, not just a faltshare!

Other important bits:
- Rent is currently £550 per month and is due on the 1st of each month, paid directly to our landlady. Please be aware that whilst writing this advert our contract is in the process of being reviewed and the rent may increase slightly - we will of course inform you immediately if this is the case
- Our current bills (council tax, water, gas and electricity, wifi) come to £120 per person per month and are payable to Ellie, our flat bills queen
- The deposit on the flat will be 5 weeks rent (£687.50 - Spareroom wouldn't allow me to put this amount in the advert), again this amount would change if the rent were to increase
- The room is available from 9th December, and so 3 weeks rent and bills will be due alongside the deposit to cover the month of December
- We will aim to hold viewings between 18th November and 1st December
- Please be aware that we get a lot of interest in the flat and we are unable to respond to all messages, sorry!
