This studio is available for up to six months, to young professionals or postgraduates or equivalent if they can offer a UK houseowning Guarantor) The studio will comfortably accommodate a couple, indeed, we anticipate that it is most likely to be cost efficient and suitable for a young professional couple.

Studio with own garden, own entrance, generous shower room.
Purpose built ivory steel frame double bed, Fusion dining table and four chairs, two tub armchairs, walk in wardrobe with washing machine.

Desk / make up table and swivel armchair with window view over the valley.
Secluded patio garden with ivy hedge. In summer, elegant planters, garden seating and BBQ.
Fine views across the Avon Valley to Troopers'Hill Nature Reserve.

House rules:
Non-smoking. Any pets subject to agreement (free ranging such as dogs and cats unlikely to be suitable, nor accepted)

Bills - you will pay your own electricity for heating, shower, sockets etc. EPC was D, but more recent insulation (all sides and top and above/below celotexed) has been done. Broadband and other bills covered by landlord.

Interaction with Landlord:
We are 'hands off' but always able to respond as needed as we are based within 20 minutes drive and highly experienced locally with residential lettings and development. The Studio is secluded and you will be able to enjoy a very private stay with the freedom to entertain guests.

The Neighbourhood

The Studio offers very ready access both to central Bristol, to Bath by car or train, and to the River Avon Valley and local parks and nature reserve (two minutes down to the river walks).
It is two minutes walk to the local Village Centre which has a fair sized Co-Op (with Amazon locker and cashpoint), local Indian, Chinese, Pizza and café outlets, GP surgery and Lloyds chemists shop.
Avonmeads Retail Park within 4 minutes drive or 25 minutes on foot has numerous outlets, some 24/7, including several supermarkets, classic fast food outlets, midnight pharmacy, as well as Showcase Cinema and Hollywood bowling.

Getting around

25 minutes walk from/to Temple Meads railway station.
15 minutes by bus (number 36) to Baldwin Street in the very centre of Bristol.
Easy car access to M32 and to Bath.
Cycle routes along the Avon Valley and beside the canal, flat route to the centre of Bristol.

Other Things to Note:
Very local points of historical interest include St Anne's Holy Well and Woods.
