Large Double Room with Live in Landlord + Cat

Looking for a lodger (live in landlord) for my spare room in BS14 (Hengrove/Whitchurch) - 400pcm plus bills (approx 600-650 total a month) - to start beginning of February (happy to discuss date).

Right on the m1 bus route which gets you to harbourside in like 20 minutes.
Looking for a long term let ideally, minimum sign up for 6 months.
Bedroom and Bathroom on the 1st floor. The bedroom will be getting new carpet by the time the tenancy starts. Built in wardrobes and bed with new mattress provided. Also plan on modernising the Bathroom at some point.
Living room and kitchen on the ground floor. Also have a small garden.
No pets allowed unfortunately as I've already got one cat (his name's Bart!) so a cat friendly person is a must.

I'm 33, work full time 9-5 mostly from home with the occasional work trip a couple of weeks a year.
Outside of work in normally cycling, walking, fiddling with my aquarium, gardening, diy on the house, plus the occasional festival.

Looking for someone fairly sociable and up for sharing meals, though if you need some of your own space that's fine too. Happy with someone who works from home or goes out. LGBTQIA friendly. Smoking is fine if done in the garden.
