Please note that there are no locks on bedroom doors and none will be fitted. However, there are bolts on the inside of bedroom doors.
No pets (except guide dogs). No candles, incense sticks/burners or other flammable items. No deep-fat fryers. No other items which could present a fire risk. No blu-tak or similar. No parties.
Part of the deposit may be retained if, beyond fair wear and tear, the room occupied by the tenant is deemed to need redecoration, or ii) the carpet is deemed to need replacing, or iii) any fixtures or fittings are missing or damaged beyond repair.
The property also has a current EPC – energy performance certificate.
It is a legal requirement to ascertain that an applicant has the ‘Right to Rent’ in the UK. Consequently, by law, it is not possible to rent a room to anyone who cannot provide acceptable evidence of their right to rent.
