***************PLEASE READ CAREFULLY BEFORE RESPONDING. (Note all photos show current tenants furniture and most will be gone prior to rental) *************

My current tenant after 6 years has decided to move away from the area for family reasons. I am very sad to lose him as he as taken great care of my house and updated it nicely. He is currently due to move out mid March 2026 - I would rather he stay , but that's life !!

So I am now putting feelers out for anyone interested in the house in advance of him leaving. I know this date is in advance but it will give very good planning time.

The property has two double bedrooms but will rented out to the lodger/lodgers as 1 bedroom with full use of the 2nd bedroom when landlord not in occupation. I am currently only there 1-2 days a year. The house is in a reasonably good condition now. Whoever takes the house can potential rent out the 2nd room to save some money - but would become responsible for that 2nd person.

I am looking for a long term person/s - up to potentially 3-5 years. I really do not need the house back just yet !!

However I am looking for a person/persons very specific to me and my own personal and family circumstances.

Due potentially needing access to the house I am currently only willing to rent it out as lodger and not tenant for the time being. On enquiry, I will explain further, so it becomes more clear.

So, I am prepared to let out the house for 1200 per month for the house - this will be for 1 lodger or for a couple. Money will be paid both to my account and also some held back for the house (further explanation on enquiry). Full use of the entire house when I am not in the house. You are responsible for ALL bills.

Ideal person/persons for me will be financially stable working persons and can prove as such. You will be asked and checked for income proof. This is not as I do not trust you, but I had a very bad experience with a drug fueled hippie that wrecked my house !! I am not sure that this would be suitable for anyone not working as you may need to use your own money on occasion.

This is neither suitable for people with children or animals due to personal required access.

You will be shown around the house by myself and/or my wife from October 1st this year - this is due to my location.

Please note, renting my house in lodger form as opposed to tenant is not for any tenant legal issues - but for personal reasons of access only . I want a bond of trust with someone , the same as I have with my current tenant of 6 years.

The photos attached to this ad have been taken over time and may not be as the house is currently as my tenant keeps upgrading it ! Again , the picture show HIS belongings - not what will be rented out to you. The kitchen he is currently amending.

please note that this ad (or pictures) may be removed at any time if either my tenant does not want to leave (wishful thinking), someone is found for the property or my current tenant wants the pictures or ad removed.

I would prefer initial contact on here/email and then maybe facebook which I get pinged for rather than e-mail that I check little. Please do not ask for my phone number it will cost you as I am currently abroad.

I expect a reasonable response on this and all people will get sent a standard response with more details on answering. I am not in a hurry to find someone so be patient, all requests will be answered.

I know this house will be about 20-25% cheaper than other houses, however for me I want the right person and a good relationship rather than rent out expensive just for the money. Note, due to low price I would expect you to deal with any small issues with the house on your own and not bother me on something as simple as a blocked loo or tap washer !!

No offers under asking price will be accepted. Some things may be negotiable, does not hurt to ask

Please note that this ad may show me living in the house, this is not the case, but sometimes it is hard to get the boxes right :)
