Overlooking a pretty section of the river Wye and a lake beyond, offering generous room capacity, great transport links & even a small garden. Close to the M40, yet surprisingly serene and green area with wildlife and country walks. One allocated parking space, other off-road parking is easy. About 7 minutes drive to Beaconsfield, so useful for its station, shops and those attending the NFTS.

Many birds & wildlife are attracted to this area, with a lake on the other side of the river. KITCHEN DINER: Modern, clean & well-appointed, with dishwasher, quality fridge freezer, electric oven & hob, washing machine. Stocked with some cutlery, pans & crockery, depending on your requirements. Enough room for 4 at a table.

BEDROOM 1 (750): This master bedroom is over 15 ft wide, has a double bed and mattress, extensive built-in wardrobe & desk, mirror, shelves, bedside drawers, lamp. It’s wonderfully light & offers beautiful far-reaching views over the small willow-lined riverside towards the distant hills beyond & some impressive sunsets!

BEDROOM 2 (600): A large double overlooking the garden side, gets the morning light but has thick curtains if you need a lie in! There is a deep inbuilt closet with shelving, drawers and a rail, which should be ample storage for most, plus a simple desk & lamp, but the bedroom furniture is flexible as required. (It currently has 2 singles in there, but I have a double bed frame available, so can swap out accordingly).

BATHROOM: Features a power shower over the sizeable bath, mirrored bathroom cabinet and heated towel rail. Nice modern finish, fully tiled throughout, easy to clean.

GARDEN: Currently being refreshed, but can be a nice spot to catch the morning sun with a cuppa! (A small fence and gate can be installed if you prefer/need this).

LOCATION: A stunning area with wonderful transport links and a lot to explore nearby. There’s no loud, fast passing traffic, it's a very peaceful & sheltered location, with paths leading along the stretch of river.
With gorgeous country walks in every direction, you are excellently placed... close to the convenience and entertainment of Beaconsfield, Cookham, Marlow, Bourne End and High Wycombe.

TRANSPORT:
It takes 5 minutes to drive onto the M40 from here, and 10 minutes driving into Wycombe.
Bus stops within easy walking distance, and plenty of space to park if you have a car. The hall is large enough to house a bicycle or electric scooter if needed.
Hopping on the express train from nearby Beaconsfield to London Marylebone is so convenient and fast. Or, Taplow station for the Elizabeth Line, or Amersham for the tube, they are both a short drive away.

JUST SOME EXAMPLES:
This might suit:
A) An individual, couple or family who wants to rent the whole 2 bed apartment for themselves

B) 2 friends, or people 'buddying up' (e. g. NFTS students) to sign a single agreement

C) A couple for BEDROOM 1 (as it's so large), and then a single occupant in BEDROOM 2, signing the same agreement. The couple in BEDROOM 1 would pay a slight surcharge for their rent than a lone occupant would (£70), and would agree in advance a bill sharing formula with the sole occupant of BEDROOM 2.

Hoping to find someone (or some people) looking to make this their home for at least a year, who would appreciate the space this place has to offer. Vegan and vegetarian people are preferred, but this is not a deal breaker! (Smokers and vapers are welcome to apply if they faithfully agree to only do that outside only please).
