KITCHEN DINER: Modern, clean & well-appointed, with dishwasher, quality fridge freezer, electric oven & hob, washing machine. Stocked with some cutlery, pans & crockery, depending on your requirements. Dining table & 4 chairs supplied.

BEDROOM 1 (let agreed): This master bedroom is over 15 ft wide, has a double bed and mattress, extensive built-in wardrobe & desk, mirror, shelves, bedside tables, lamps. It’s wonderfully light & offers beautiful far-reaching views over the small willow-lined riverside towards the distant hills beyond & some impressive sunsets!

BEDROOM 2 (600): A large double overlooking the garden side, gets the morning light but has thick curtains if you need a lie in! There is a deep inbuilt closet with shelving, drawers and a rail, which should be ample storage for most, plus drawers & lamps, but the bedroom furniture is flexible as required. (It currently has a high sleeper configuration, or I have a double bed frame also available, so can supply accordingly, or you may have your own to use).

BATHROOM: Features a power shower over the sizeable bath, mirrored bathroom cabinet and heated towel rail. Nice modern finish, fully tiled throughout, easy to clean.

GARDEN: Currently being refreshed. Can be a nice spot to catch the morning sun with a cuppa on the lawn! (A small fence and gate can be installed if you prefer/need this).

LOCATION: A stunning area with wonderful transport links and a lot to explore nearby. There’s no loud, fast passing traffic, it's a very peaceful & sheltered location, with paths leading along the stretch of river.
With gorgeous country walks in every direction, you are excellently placed... close to the convenience and entertainment of Beaconsfield, Cookham, Marlow, Bourne End and High Wycombe.

TRANSPORT:
It takes 5 minutes to drive onto the M40 from here, and 10 minutes driving into Wycombe.
Bus stops within easy walking distance, and plenty of space to park if you have a car. The hall is large enough to house a bicycle or electric scooter if needed.
Hopping on the express train from nearby Beaconsfield to London Marylebone is so convenient and fast. Or, Taplow station for the Elizabeth Line, or Amersham for the tube, they are both a short drive away.

SITUATION:
*A couple are very keen on Bedroom 1, and so if you are interested in Bedroom 2, and you aim to move in fairly soon, this share could work well! Bills would be split evenly 3 ways*

Vegan and vegetarian people are preferred, but this is not a deal breaker! (Smokers and vapers are welcome to apply if they faithfully agree to only do that outside only please).
