Sunny single room available in a lovely house

We have a very cosy sunny small single bedroom for rent in a lovely house shared with two other friendly tenants. The house is well maintained, clean, very homely, has a large garden (with hedgehogs and squirrels) and is fully furnished. It has an open and communal living space (with shared kitchen, lounge and dining areas), and is situated in an excellent location (8 minutes brisk walk to the station, 3 minutes to cafes/pubs/shops on Mill Road, short bike ride from the city centre). The house is in need of some TLC, but we're very happy with our landlord who is both helpful and responsive.

We are looking for someone who is considerate, non-smoking, not afraid of a cleaning rota, and can help us keep the place a nice home to come back to each night. It is well suited for students, working professionals, visiting scholars.
