The property is located on the popular Orchard Park development within striking distance of Cambridge Science Park/Business Park, Cambridge North Train Station and cycling distance to the City Centre. Easily accessible to the A14/M11 and local bus service.

THE ROOM - located on the first floor this room its specious for a single, very bright thanks to a large window providing tons of light. There is a small double bed (120mm) with underneath storage, side table, studio with chair, double wardrobe with mirrors, drawers and a TV .

CLEANING - There is a professional cleaning company coming once week. They do deep cleaning in all communal areas and a gardener comes once a month to cut the grass. All included in the rent!

UTILITIES - (All inclusive) high-speed broadband (900 Mbs with unlimited usage) water, gas, electricity (we use 100% renewable energy and 100% carbon offset gas.) TV license and council tax, plus 24/7 emergency maintenance service, all this included in your rent.

(We've partnered with wind turbines in Anglesey, a local solar farm in Cambridgeshire and one of the first UK tidal power stations in Northern Scotland to provide us with energy. So we do our little bit to help Global Warming...)

THE HOUSE - Freshly refused and redecorated, south facing property, always sunny with good-sized back garden with patio dining space. It is a very sunny sun trap with access to a large double garage to store bike, luggage and boxes. The place has gas, central heating with thermostatic valves to control individual room temperatures, double oven, washer / dryer, two fridges & two freezers, dishwasher and microwave. (including cutlery, glasses and all necessary homewares)

LOCATON - the house is located in the north of the city of Cambridge, we are 5 minutes by bike from Science Park, 15 minutes by bike to the city centre and basically 200 meters from Guided bus stop which takes you to the city centre in 10 minutes, to the train station (15 mins) and Addenbrooke's (20 mins).

Car users: the house is between to major junctions on the A14 to reach M11, A10 and A428 with ease.

There are also convenient shops and a Pizza Hut 2 minutes away!

HOUSEMATES - You will be sharing the house with professionals only (mainly bio-medical). Three gilrs and one male, in their late 20s and early 30s. All chilled and happy people. Tenancy agreement is minimum twelve months.

FEES: CERO, we don't charge any registration fees, admin fees, credit search fee or reference fee. we firmly believe that any decent Landlord should take care of those fees.
