I'm looking for a professional/postgraduate student to join my house. The room available comes with a double bed, table and desk as well as plenty of storage space. The house is close by to the Cambridge Biomedical Campus, currently lived in part-time by myself. The house is around 10 minutes' cycle or 30 minutes' walk from the Cambridge Biomedical Campus, and 15 minutes' cycle from the City Centre.

The advertised cost is £775 per month and is inclusive of utilities including:
- Gas, electricity and water
- Council tax
- Fibre-to-the-home broadband

ABOUT THE HOUSE
The house consists of two floors with a patio with communal living room, dining room, kitchen and toilet on the ground floor, and a bathroom shared only with visitors to the house on the first floor. The kitchen is equipped with hob, washer-drier, microwave-oven, American-style fridge and freezer, and dishwasher. Air-conditioning is available at the communal living room and thermostat-controlled central gas heating is available throughout the house.

LOCATION
The house is suited in a quiet cul-de-sac off the busy Cherry Hinton Road, easily accessible by public transport with bus station close-by. On-street parking on the cul-de-sac is unrestricted at this time. A Co-op is very near by at a 5 minutes' walk. The house is around 10 minutes' cycle or 30 minutes' walk from the Cambridge Biomedical Campus, and 15 minutes' cycle from the City Centre.

I'm a 27 years old professional working in the health care sector. I'm friendly and easy-going and have been renting out rooms in my house as well as renting rooms for some time.

HOUSE RULES
- Be diligent of the security of the house, ensuring all doors are locked on leaving the house
- Be considerate to each other and to the neighbours
- Share the responsibility for the cleanliness of the house
- Overnight visitor(s) no more than one day a week
- Employment and/or landlord references will be sought
