A ground-floor room in a period house

I am looking for a replacement for myself in a lovely ground-floor room in a period terrace near Jesus Green, in (relatively) central Cambridge. The room faces the road, but the road is very quiet and the back-door of the house can be used for access. The housemate is a PHD student at the University of Cambridge.

The room has a single bed, although there is space for a double bed. There is a desk facing the road and there will be a wardrobe for storage by the time of the move.

There are two shared spaces and a kitchen downstairs, with further storage and eating spaces. One of those two downstairs spaces could be used as a home study. There is also a reasonably spacious kitchen and a garden at the back, with access to a back road.

Energy bills not included, but should be around £120-50 per month, usage and government policy dependent. A full-time student is preferred for council tax reasons. Council Tax Band D
