Amazing home 🏡 low £ help exchange

Our lovely lodger is leaving, so we are looking for someone to take this beautiful room in our family home from December.

This room is offered at a rate that is low for Cambridge, in exchange for one evening a week helping out with childcare.

*ABOUT YOU*
The house is ideal for a professional or student looking for a calm, nurturing, family environment. You’ll be friendly, tidy and mature. The house has a calm, everyday routine and is ideal for an ambivert.

You definitely won’t be a party animal or expect parties in the house!

We don't mind what your status, age, job, religion, nationality or language is.

*ABOUT US*
I’m a busy parent and live-in landlady. I work hard with my own business and have a friendly, articulate seven year old who loves playing.

I’m supportive and helpful but I also respect your space and your time. As a busy person I’m not always about, but I occasionally enjoy a glass of wine in the evenings and am often happy to share meals with lodgers.

I have another bedroom and shower room on the ground floor which I let via Airbnb from time to time, so that vetted, additional house guest would vary.

*ROOM & HOUSE*
The room offered is a double room overlooking residential gardens, with it’s own adjacent bathroom (it has a bathtub as well as a shower). Being on the 1st floor it’s very peaceful. The room is furnished with a quality John Lewis bed and mattress, in addition there is a wardrobe, chest of drawers, desk, chair, lamp and WiFi is provided.

The house is stylishly decorated throughout and is nestled in a leafy, safe neighbourhood. The kitchen is modern, spacious, well-equipped and airy and opens out to a sunny, sweet little garden. The double-glazed windows provide additional peace and quiet from the outside world.

There is also a secure bike shed and off street parking for one car.

We have amenities close by such as a 24 hour stop shop, pubs, restaurants etc… We are within walking distance of Addenbrookes, Papworth, the Biomedical campus, ARM, and bus stops that travel to the Genome Campus and Babraham, as well as the Citi 2 and 3 bus service.

Just moments away is a huge green park with a river, offering a natural haven for those wanting to go for walks/runs.

I try to keep a tidy house and have a cleaner who comes twice a month for deeper cleans, but naturally, you’re likely to come across toys, books etc….in odd places.

*RENT & CHILDCARE EXPECTATION*
The room is £640 (or £850 without childcare) in exchange for one night babysitting a week. Typically around 4-5 hours. Enough time so I can go to a yoga class or grab dinner with a friend. The help isn’t difficult; it’s putting her to bed, and listening out while she goes to sleep. Once she is asleep, then it's an easy few hours, sitting in the room or carrying on around the house.

All is up for negotiation and I am open to discuss other forms of help/support, for example, cooking, or taking her to a club at the weekend or pick up from our local school sometimes.

I am reasonable and don't expect anyone to put anything on hold, cancel plans or be available 24/7. You can have your own life/job/go on holiday/go out, whenever. We can agree a schedule that suits both of us in advance, and review it whenever flexibility is required.

*WHAT'S INCLUDED*
- All utility bills (council tax, gas, water and electricity)
- Bi-monthly professional cleaner
- Fully furnished bedroom
- Use of the kitchen, oven, microwave, pots, pans etc..
- Use of washing machine
- Garden
- High speed WiFi
- Car parking and safe bike storage

*TO CONSIDER*
- This isn’t a ‘house mates’ social house, I am quite a busy person, out a lot, or resting, you would be independent
- The living room is prioritised for child & family, however you’re welcome use the space when we’re not there or join us for movie night
- We don’t accept overnight visitors, occasional family and friends visiting is fine
- No smoking is allowed around the property
- A child lives here, so there may be the occasional crying/shouting/tantrum etc... and that's just from me, LOL!!
- The house has predictable quiet time 9pm-7am
- Outside of the bedroom and the two designated kitchen cupboards, there's no additional storage

*WHAT'S NEEDED*
- References please (either from previous landlord and/or employee/place of study)
- Official ID document
- £700 GBP deposit
