Unfurnished Double Room in Eddington – New Build
(but there are second-hand furniture items available for sale)

Important, please read before contacting: We are looking for a full-time Cambridge University student who ideally plans to stay for 1 or more years, but the contract is renewed yearly. Professionals who work for the university and part-time students are technically also eligible, but this means the household will have to pay council tax (75% of Band G: £221.5 pm for year 23/24, £234.3 pm for year 24/25). As the remainder of the household are students, it would be appreciated if you were able to pay a larger portion or the entire council tax rate.

When contacting, please first *confirm* that you are a Cambridge University student or professional who works at the university, let us know your pronouns (if comfortable), what you are studying, and anything else we should know about you.

The rent for next academic year has yet to be confirmed, but the estimate would be £750 pcm. The utility bill and broadband rate estimate is £90 pm on average.

The room will be available from late August.

This 3-floor house plus basement is newly built in 2021, situated at a quiet area away from the main street in Eddington, ~3 min walk away from Sainsbury's and two bus stops (U bus). It is modern with a fully fitted kitchen (induction hob, oven, microwave oven, dishwasher, fridge, freezer, wine cooler, ample storage space), 4 bedrooms, 2 en-suites, 1 family bathroom, 1 ground floor toilet, 2 reception rooms, utility room (with washer/dryer), bike shed, garden, and a basement garage which has the space for one car. Each room has its own thermostat so you can control the heat levels in each individual room. The house also has an air recycling system and solar panels. We currently have Sky Ultrafast Plus for the broadband, so excellent for working from home.

The room (~6.2*3.5 m^2) is a double room on the first floor. It is with carpeted wooden flooring, underfloor heating and has an access to a balcony. The room is designed to allow ample amount of daylight from the window and the balcony door. The room faces toward the backyards of other houses in the area. There is a family bathroom with a bath and a shower shared between two people on the same floor.

The three people who will live in the house are PhD students (they/them, she/her, and he/him). We are looking for a clean and quiet person (we are quite particular about cleanliness/hygiene, and one occupant is especially sensitive to noises; due to disability reasons, there will be some restrictions, please contact for more information). We are also looking for a person who feels comfortable communicating their needs directly. In spare time, we do theatre, writing, art, and music (singing, violin etc.).
