Looking for a New Tenant for a Room in Cambridge

My flatmate will be moving out of Cambridge, and we are on the lookout for someone to take over my tenancy in our cozy 2-bedroom apartment situated in Cherry Hinton.

About the Room:
The available room is a spacious double, perfect for single occupancy. It's bright and airy, with a delightful garden view that adds to the charm. Inside, you'll find a large cupboard complete with mirrors, offering plenty of storage space. The room is even spacious enough to fit a table and chair, should you need a dedicated work area.

Our newly refurbished apartment boasts a fully equipped kitchen with brand-new appliances, including a

The living room is cozy and comes with a dining table for two, creating a comfortable and inviting space.

Location and Accessibility:
The apartment's location is super convenient, with a bus stop just a 2-minute walk away. From there, you can easily access prominent locations such as the
• Addenbrookes Hospital (a quick 5-7 minute bus ride or 9-minute cycle),
• the railway station (15-minute bus ride or 12-minute cycle),
• and the city center (a 23-minute bus ride or 14-minute cycle).
• There's even a petrol station right downstairs with a grocery store and Gregg's, not to mention quick access to all the shops and eateries on Cherry Hinton road.

Rent and Bills:
The room's rent is £775 excluding bills. To give you an idea, council tax for Band B is around £110 per person, WiFi is approximately £15 per person, and the estimated Cambridge water bill is £22 per person. Gas and electricity costs may vary depending on usage.
So the total usually comes up to £1000 with bills.

About me:
I am a friendly physiotherapist who works at Addenbrookes Hospital. I am tidy and enjoy socializing, but I also understand the need for personal space and respect it.

Important Details:
Before proceeding, the landlord will require a holding deposit of £150. Additionally, there will be a separate house deposit of around £700 as a security fee. References will also be requested as part of the process.
