A room in a nice house with massive garden

I (Nadine) is 36 years old, a genetic data scientist, and Dan, 33 years old, a GP in training. (We are NOT a couple). We live in this spacious, huge, and beautiful house. Our flatmate is leaving us (to leave closer to one of the campuses outside the city), so we are looking for someone new.


We have 2 options:
1. large room: the room is about 12-14 square meters in size and is fully furnished except for a desk. There is a double bed, closet etc. It is not an en suite. 800£ without bills.
2. Small room (I am currently live in it): aproximadamently 2*3m, furnished (bed, table, hangers, chest of drawers). 550£ without bills. Although this room is small there is a cosy and large leaving room, dinner area, and kitchen.

Even more massive garden (with bon fire)
Living room

Atmosphere:
Over time, we naturally became close friends. Every week or two, we cook together, enjoy big bonfires in the garden, go on hiking trips, and host friends for board game nights. While each of us has our own private life, friends, and full-time jobs, we do find time to connect. We’re looking for someone like-minded who would appreciate a warm, very friendly living experience while maintaining their own space. We come from different nationalities, and all together, we speak eight languages.

We do discuss various aspects of the house hold
This means there is a place for feedback and input from the various tenants, and if you wish to see any changes in the kitchen, living room or, address anything, etc, it is very acceptable to open a discussion and agree on changes that would happen.

Starting: start/mid of November. This is flexible, and a solution can be discussed to enter slightly later.

Minimum contract: Flexible but preferable for a longer-term resident

Maximum contract: No maximum

Price:800£ until January, after January 870£, as the general price goes up.

Deposit: 800 or 550 (depending on the room)

Bills: approx 153£ (240+ 155 +65=460=153*3, council tax+ energy+ water). In summer months they are lower, in winter higher

Landlady: lives in Spain. Very kind, responsive, and switched on when it comes to issues.

Animals: unfortunately, we can not accept animals
