Cosy Single Room in Quiet Residential Street

I have a small single room to let in a quiet residential street - within walking/cycling distance to the city centre and university sites. There is also a bus route close by.
The location is NOT suitable for Addenbrookes!
The rent includes all utility bills and council tax; wifi is also included. Tenants are requested to be mindful of the cost of utilities: gas, electric and water - and to not be wasteful.
I live here with one lodger (a PhD student) and my adult son... It is generally a quiet, but friendly, house - and my main rule is that everyone needs to be quiet between 9.30pm and 7.30 am. And also to be respectful of others in the house and the house itself.

The bathroom and kitchen are shared spaces. I clean all the communal spaces regularly. It is a clean house.
