Hello! I am looking for a new housemate from end of April/beginning of May (1-year contract) for the two bedroom groundfloor maisonette I am renting. It is very central, 3 minutes walk to the Grafton Centre, less than 15 minutes walk to the Market Square/city centre and Cambridge Central Station (5 minutes cycling), in between The Grafton Centre and The Beehive, and not far from Mill Road.

What would be your room is double room with a built-in closet, a double bed, and a desk. There is ample space in the spatious living room for your things, and in the entrance area, under the stairs of the maisonette located above us. The place came unfurnished, but I furnished it over the years. There is room for one more bookcase or similar in the living room if you need, happy to help with buying it.
There is a lovely backyard with a shed for your bicycle or any item you would like to store there. There is also a flower/veggie patch I am currently taking care of myself, but happy to share!

The total rent for the place is £1425 per month, I pay £760 and you would pay £665 given I have the bigger room. Council tax is not included and is Band B (approx £160 in total per month, so £80 each, but it might be more from April), electricity bills are approx £25 each in the months between April-October and approx. £55 each in the months between November-March. Water is approx £10/15 each a month. No gas (electricity only, new and very efficient radiators, good insulation). WiFi is approx. £15 each per month.


Deposit is £800 each (not £700, SpareRoom does not allow me to put £800!)
I have lived here for two years and the agency has always been very nice and always has done the repairs when we asked to, they seem very good people.

I would love to live in a tidy, clean, welcoming, safe, and quiet space, and would love to share it with a likeminded respectful person. Cleanliness, tidiness, and personal hygene are essential. To live well together, it is essential we clean the bathroom, the kitchen and we vacuum the shared spaces too every week. It is only fair we share it equally, so we will have a written rota where each of us cleans every other week. If you are too busy or unwilling to do your cleaning of the shared spaces, it is not a problem, but you will be asked to find and pay for a professional cleaner to do your share of cleaning.

Having a quiet place during the evenings throughout the week is a priority for me (I will spend the evenings in my room practicing yoga and meditation, and reading). You can be in the living room or your room but not having a lot of noise would be ideal (e. g. not playing loud music, not talking loudly, using earphones/headphones etc etc especially in the living room, but it is fine to be less quiet in your room, as is it further away from my room and can't hear much). During the weekend, I will most often be in London at my partner's place so feel free to invite people or play an instrument if you are a musician or watch/listen to things without your headphones on etc etc.
A quiet, clean, and tidy professional would be ideal, but I am happy to consider students too (25 onwards only).


About me:

I am a very happy librarian at a public library in Cambridge, I moved to the UK 8.5 years ago to do my PhD, which I finished almost 4 years ago. I lived in many different countries before settling here. When I am not at the library, I practice yoga and Buddhist meditation, read as much as I can, and occasionally write, knit&crochet, and play the guitar (mostly my electric one with headphones, no worries I won't disturb you!). I spend the majority of weekends in London at my partner's place. They occasionally come to Cambridge, but less frequently. I am also a yoga teacher and will start teaching more regularly soon, alongside my full time job (free yoga classes if you wish!). I am queer&non-binary&vegan (and gluten free), but no pressure to be any of those! Happy to chat and occasionally eat together if that's your thing, but also extremely happy to be on my own and do my own stuff. No pressure whatsoever to socialise, I am completely so pro down-time and introverted time and I have a daily practice of meditation and yoga to maintain, and will visit my friends at their own places or meet at a pub. I am very respectful, quiet, tidy, and clean, and really care about living in a nice, clean, welcoming house, hope you do too!

Moving in flexible between 26th April - 1st of May. For the right person, happy to push it to mid-May. The 1 year contract that the agency wants us to sign will be from approx. April 19 but you will start paying your part of the rent and council tax and bills from when you move in.
