🌿 Leafy Modern 3-Bed Flat with private balcony, also shared garden with barbecue, next to Cambridge North Station – ALL Bills + Gym/Pool/Bike option if you're a sporty like me - got a family membership that happy to share with new flatmate 🚲

Spacious, modern 3-bed flat | Friendly live-in host though away for summer so will have place to yourself (female Cantab postgrad researcher, age 30) | All Bills + extras included | Happy to discuss short/medium stays too

📍 Location: 3 mins by bike (10 mins walk) from Cambridge North station, 15 mins by bike to the city centre/colleges. Quiet, professional building with excellent links to science parks, the river, and town. 2 minute walk to the beautiful river!!! The cows roam over summer. Tesco just a few minutes away, and lots of takeaways etc

🛏 The Room:

* Bright single bedroom with desk and leafy view (can discuss switching to my double room depending on dates if I'm away eg Aug/sept). Can probably share a second PC monitor if you work from home too.
* Access to leafy balcony, not shared with other flats - super pretty to work outside, strawberry plants nearly in bloom!! V pretty / peaceful and it does catch the sun for sunbathing when hot, even though covered from rain.
* Separate living room with double sofa bed
* Shared kitchen/dining space, table chairs – fully stocked with cookware, baking gear (I like baking), dishwasher, washing machines, microwave, oven, toaster, kettle etc (can use all the baking /cooking equipment)
* Bathroom with both bath and shower, hot water is instant - very warm! Same for central heating, modern gas.

✅ All bills covered: gas, electricity, water, council tax, TV subscriptions, high speed wifi, rent, service charge
✅ Can use my Netflix, Disney+, Hayu, big television (probably too big for the room but nice to relax) - two TVs here usually though
✅ Gym & pool access (can share on my pass while I’m around – already paid for, my last flat mate was a keen swimmer like me! It's a uni pool at a postgrad researcher college so is private and super quiet - needs two people since there's no lifeguard ie it's not a public pool, so works well for me to buddy up, not a game changer though, am probs away anyway)
✅ Free laundrette code for drying laundry in town of prefer the soft tumble dryer/laundrette experience (though yes I have washing machine and drying rack that works well)
✅ Bike available: with helmet, lock, lights if you need to borrow one - I now use the car each day instead
✅ All bedding, towels, toiletries provided if you're arriving from afar or staying shorter term, just give me a heads up ..
✅ Secure bike storage under a shelter our back, needs a code for access so won't get nicked + parking available

... help yourself to the fresh strawberries and herbs growing on the balcony! and happy to share all cereals/teas/coffee/spice/pasta/tins etc in cupboard, have built up quite a lot.. body washes/shampoo etc

I'm Jade – a female researcher at Cambridge University who loves nature, travel and swimming. I'm away a lot over summer (meaning you may have the place mostly to yourself, depending on dates, hence why looking for someone trustworthy, calm and considerate). I’m friendly and respectful, and looking for someone similarly clean, responsible and easygoing. The residence is for working professionals (though students are welcome) so we don't really tend to have guests or parties, sorry, the flat is max occupancy of 2 including myself, and usually very quiet, which is good if you're a WFH like me!

* Happy to lend my Cambridge researcher card for museum/library access if you're new to Cambridge / tourist exploring
* Can help you get tickets to unique Cambridge events (formal dinners, May Balls etc.) if you like
* Always up for offering local tips and orientation if you’re new to town - I've been studying here since 2013 so can definitely give society/club/meeting/exploring suggestions!
