**Friendly House in Cambridge - Available 1st December**

We're a group of three sociable lads (2 whippersnappers, 1 greybeard loon (26M)) moving into a great property on 1st December, and we're looking for one more housemate to complete the group!

**About us & what we're looking for:**
We're an easy-going, social bunch who enjoy good company and a laugh. Ideally looking for a strapping, erudite, charming young man to join us - or, you know, a girl, like, works too? We're not picky.

**The room:**
Around 7ft x 11ft with a walk-in closet - ample room for a double bed. It's currently 50/50 odds whether we can sort you out with a bed - there's a chance you might need to provide your own. We're furnishing the property ourselves but most of the common areas are sorted. There's also space downstairs in the front-facing living room for a home desk/office setup.

**The property:**
This newly renovated detached house is situated on Nightingale Avenue in Cambridge - a lovely quiet road in a nice area. The property has been done to a high standard and offers plenty of space.

The reception room opens up onto a whopping garden (really lovely - we're hoping to make good use of it in the summer!), and the front-facing rooms have views of the park. The kitchen is brand new, modern, and fully equipped with oven, hob, dishwasher, and washing machine. We're turning the dining room into a TV/dining room space.

One bathroom upstairs, one toilet downstairs. Full double glazing for excellent heat retention, plus gas central heating combi boiler for energy efficiency and comfort.

Loads of off-road parking available - plenty of space if you've got a vehicle.

The location is brilliant - literally all amenities and services are within a 5-10 minute walk. Very close to Cambridge main station, and the soon-to-be-opened Cambridge South station will be right on your doorstep. Quite close to Addenbrooke's Hospital too, so ideal if you're working or living around there. Check the pictures to see for yourself!

**Bills & rent:**
£800-£850 per month including all bills.
