**Friendly House in Cambridge - Available nowish**

We're a group of three sociable peeps, Paddy, Charlie and Jez. We have recently moved in and furnished a big house. We're looking for one more housemate to complete the group/brung the rent down.

**About us & what we're looking for:**
We're an social bunch who enjoy good company and a laugh. Ideally looking for an erudite and charming individual to join us.

**The room:**
Room has a walk in closet, double bed and a chest of drawers included. No ensuite.

**The property:**
This newly renovated detached house is situated on Nightingale Avenue in Cambridge - a lovely quiet road in a nice area. The property has been done to a high standard and offers plenty of space.

The reception room opens up onto a big garden (really lovely - we're hoping to make good use of it in the summer), we are also opposite Nightingale park. The kitchen is brand new, modern, and fully equipped with oven, hob, dishwasher, and washing machine.

One bathroom upstairs, one toilet downstairs. Full double glazing for excellent heat retention, plus gas central heating combi boiler.

Loads of off-road parking available - plenty of space if you've got a vehicle.

The location is convenient services are within a 5-10 minute walk. An 8/10 minute cycle to Cambridge main station. Quite close to Addenbrooke's Hospital too, so ideal if you're working or living around there.

**Bills & rent:**
£650 base rent.
~£750 per month including all bills.
