Seeking A Replacement for A Housemate Moving Out

Hey there,

We are two full time working professional males in their early 30's looking to find a trustworthy replacement housemate for the current one who will be moving out at the end of March. Rent is £600 each that we all pay separately, internet is Virgin Media 175mps that is £10 a month each, and bills/council tax (Band C) usually equates to about £85ish each mostly, but in the peaks of the seasons of summer/winter the bills can climb to £100/£110 each because of either heating in the winter or fans on in the summer.

The house is a decent size, located in a decent area with plenty of travel amenities for if you need to get a bus etc. Also has a driveway at the front of the house if you have a car. I can only upload 9 pictures on here, but I have more if you want them, just message and ask.

The room up for rent is the "master bedroom", a decent sized double with a massive bed and lots of wardrobe space. The house has one bathroom with a shower and a bath with a jacuzzi function although we don't use that function much, a downstairs toilet, two fridges, one freezer, a clothes washing machine and a clothes drying machine, we have a dishwasher as well but don't really use it, along with common "living/dining" areas, a garden that's more akin to a patio, but it's an outdoor space nonetheless, and decent amounts of space for storage dotted around the house. There's also a whole loft/attic space to use as we don't use it, it's just the landlords stuff up there.

The most important thing of all is that we are all a good fit together as housemates, mainly in terms of scheduling, so like in terms of your work hours or your going to bed/getting up hours. But we can discuss that before or at the viewing. If we all can work together, I think you're hopefully going to have a really good time here in this house like we currently do.

In terms of what we are looking for, we are looking for a fellow late 20's to early 30's male (preferably) and also single with preferably no plans on that changing for a while. We are definitely looking for someone who is reasonably quiet as a person and not a party animal, someone who is respectful and willing to compromise, someone who can be trusted not to steal anything from us or cause the place to be burgled. If you're a heavy sleeper/ on the heavier side that would probably help as well.

We like to keep the place in a decent state as well so someone who's reasonably clean would be preferred as well. As people our interests are computers/video games, warhammer/other board games, films, books, bike rides, cooking, going to the gym, listening to and playing music and we would probably be classed as somewhat "nerdy", so someone of similar interests and personality would be great.

Last but not least, both myself and the other current housemate smoke, as a rule we do not do it in the house, but in the summer with the window open or in general when coming back inside from having one the smell does tend to linger slightly, so either a fellow smoker or someone who is not bothered by the smell of any sort of smoking would also probably help.
