Hello. I am looking to fill the other room in a house I am renting just off Mill Rd.

Location:

Steps from Mill Rd right by the bridge.

Just under a 10-minute walk to the train station, which is great for commuting and travel.

20ish minute walk to the city centre.

About the property:

£825/month and one month's rent as a security deposit. Bills aren't included as they vary but they are roughly £150/month. Wi-fi is included in the bills and it is reliable and fast.

Viewings are available upon request. I am flexible with my schedule (7 days a week) so you should be able to see the property quickly.

Embassy lettings manage the property but they are pretty hands-off, which is nice.

The house is spacious with a sitting area/office in the front, a dining area, and a kitchen that opens up into the garden. The kitchen was renovated right before I moved in so all the appliances and surfaces are up to date.

The garden goes back a decent distance, and there is a shed in the back for bike storage. I currently have blackberries, bay leaves, and some other plants growing, and there is plenty of space for you to get creative as well. Upstairs, there are the two bedrooms and a shared bathroom.

Your double room looks out onto the garden and you will have amazing sunset views. There is room for a personal desk in the room in addition to a double bed, dresser, etc. There is also a closet area.

Permitted resident parking is available on the street.

If you have a pet or are interested in getting one the house is very pet friendly. The housemate that is moving out has a dog. I love animals of all kinds!

About me:

I am a 30-year-old American who has been in the UK since uni, so I am properly naturalised. I work in data and the environment and will be working hybrid. I like being active, painting, reading, playing board games, cooking, and generally exploring Cambridge.

I have 20+ houseplants around the flat and have been filling the walls with my artwork to add colour to the space. You are of course welcome to add your own flair to the house as well.

About you:

The current tenant in the room is a mid-20s woman who works with animals.

I am flexible as to age, gender, etc but it is important that you can communicate well. Living together is a group effort, so it is important to establish what "clean" is and delegate tasks between the two of us. I don't need everything to be spotless, but it is good to keep things generally organised.

We don't need to be best friends, but it would be nice to grab a drink, have dinner together, and generally chat. I am always up for playing a board game as well.

The room is available from the 1st of September.

I am open to short-term lets, but someone more long-term (6+ months) would be preferred for stability.

Couples are also okay. Rent for the room would rise slightly to accommodate the second person, however.
