THE ROOM
Proper double with more storage than most rooms at this price. Full-height oak wardrobe, desk and chair under the window, chest of drawers, built-in corner shelves, large mirror, and a double bed with storage drawers in the base. Parquet flooring throughout.

One thing worth saying up front: the mattress has seen better days and I'm chasing the agent to replace it before anyone moves in. That's why the bed isn't in the photos. Happy to keep you posted on where that lands.

THE HOUSE
Four housemates staying on, all students, all male, all pretty easy going — you'd be the fifth. Shared kitchen and bathroom. Fully licensed HMO with Cambridge City Council, with gas safety certificate, EPC and electrical inspection all current, and it's managed by a local agent so repairs go through a proper process rather than a group chat.

THE AREA
Romsey, a couple of minutes off Mill Road. Walkable to the city centre and the station, everything on Mill Road on your doorstep, easy cycle to either university.

THE MONEY
£650 per month. Bills on top and split between the house — electricity, gas, water, broadband, TV licence. No council tax as long as everyone in the house is a full-time student. The deposit is £727, a share of the house deposit, and it's paid to the current tenants rather than to the agent, because the house deposit stays registered with the TDS where it is.

HOW IT WORKS
One of us is moving on, so you'd be taking his place on the existing tenancy through the letting agent. That means referencing, a UK guarantor and meeting the landlord in person for a Right to Rent check. The agency has run this exact process at the house before so it's nothing unusual. Allow a couple of weeks for it to go through — the room's yours from the day it completes, so the sooner you get in touch the sooner you're in.

One person per room under the HMO licence, and no pets permitted under the tenancy.
