We are offering a larger-than-average, elegant double room in a beautiful family house. The location is ideal for Addenbrooke’s, and all bills are included.

The Household
We are a quiet and respectful family consisting of a live-in landlady and a nine-year-old. We lead active lives and are often out with friends and family; when home, we value our downtime and a peaceful environment. I primarily work from home, and my daughter is at school during the week. She is well-versed in respecting guests’ boundaries and understands that your room is your private sanctuary.

About You
We are looking for a mature, clean, and tidy female professional who is independent and autonomous. We value a friendly "hello", but we are primarily looking for someone who enjoys their own company and has their own established social life outside of the house.

Availability & Requirements

Schedule: We are prioritising a Monday–Friday let, or someone who spends the majority of their weekends away. We value having the house as a private family space during the weekend.

Working Life:
Unfortunately, we cannot accommodate full-time working from home.

Independence:
Ideally, you are someone who appreciates a quiet, calm atmosphere and is happy to "do your own thing."

Children & Pets:
It is essential that you are comfortable living with a child. Our nine-year-old is a "big character" and may chat occasionally, so a natural, easy-going attitude toward children is a must. Small pets may be considered.

Standards:
We take pride in our home and look for a housemate who is naturally responsible—cleaning up after themselves, managing their own bins, and maintaining the high standard of the shared spaces.

Pricing

Monday–Friday Let: £900 pcm

Full Week (Occasional weekends away preferred): £1,000 pcm
*Price is inclusive of ALL BILLS, inc. Council Tax and a regular cleaner in shared spaces.

*ABOUT THE ROOM/HOUSE*
Spacious double with exclusive use of a shower in an adjacent utility and toilet room. ThIs ground-floor room is bright, airy, newly decorated finished in a boutique style. The whole house has unique and well maintained interiors throughout.

All of house and garden is in excellent order. At supper time, the house can sometimes be busy with visiting family, friends, or neighbours coming but it is always quiet in the evenings.

*NEIGHBOURHOOD*
The neighbourhood is quiet, safe, and leafy green area just off Cherry Hinton Road in a peaceful cul-de-sac by a big, wooded park. In the day you can see squirrels outside the window and at night you can hear owls, foxes or even a muntjac deers! We are perfectly located for Addenbrookes Hospital, Papworth and Cambridge Biomedical campus or the train station.

We are 25 mins walk/10 mins cycle from Addenbrookes hospital/Papworth site, 10 mins walk/5 mins cycle from ARM, 35 mins walk/15 mins cycle from train station and Cambridge city centre.

Shops and Bus no 3 to city centre and train station is 1 minute walk. Shuttle buses for Babraham Institute, Granta Park and Wellcome Genome Campus within 10 minutes walk. House is right side of town for A11 and M11.

THINGS TO CONSIDER
-I'm a busy mum - I'll have less time to interact than 'housemates'
-I WFH. Need quiet during the 9am-5pm
-A young child lives here. There may be the occasional crying/tantrums... and that's just from me haha! :-D
-House has regular routine. It is quiet between 10pm-7am
-Outside the bedroom and your two designated kitchen cupboards, there's no storage

WHAT'S NEEDED:
- Solo person (couple enquiries will be turned down)
- Formal ID
- Ideally two references (current landlord and/or employer)
- 850 GBP deposit
