Double room in share house near to Grafton Centre

I am a newly graduated PhD and about to start a new job next January. My current roommate will move out on 8th December 2024, so I want to find one new roommate to renew the tenancy with me, ideally until at least 15 August 2025, and possibly longer.

This is a first-floor flat above a store around Grafton Centre. It takes about 10 minutes to walk to the city centre, 15 minutes to the train station, and 3 minutes to walk to the main campus of ARU.

This flat has two bedrooms, and we will share the kitchen, bathroom, and large living room suitable for WFH. The flat is furnished, and I am happy to share my kitchen items. I am mostly quiet at home, but I also like to have small talk when meeting roommates in the living room.

My expected rent from the other tenant would be around 950 GBP per month, including council tax (band C), energy, and broadband, but I may consider some compromise as I want to find a new roommate as soon as possible. As the lead tenant, I will contact the landlord for maintenance issues.
