Townhouse room near Grafton Centre

One of our housemates is sadly moving out and so we have a room available in our lovely central 3 bed house.
Both of us living here work full time.

We live in a townhouse near the Grafton centre with a large bright kitchen, and a garden space. We often eat together in the kitchen and occasionally do things together, and we are looking for someone to continue making this a lovely friendly home.

The room is 13m2 and £621.30 per month not including bills. It can come either unfurnished, or if you would like it furnished you can negotiate with the person who is leaving as she will sell it to you.
Bills are around £80/month per person. Currently I pay for a TV licence as I'm the only one who watches TV, but if you also watch that then we would split the cost of that ( so it would be around £16/month until June, then £7/month due to my payment plan).

There is a shared bathroom, and also a downstairs toilet.

Permit parking is available via the council.

The deposit is £577.32

The ideal move in date would be 23rd April.

You will need to have a UK guarantor or earn a salary, as we are not willing to pay the rent upfront.

Whether you are a student or a professional, we will split the council tax between the 3 of us as we will not be eligible for any discount. This will be about £50 per person.
