I am looking for someone to take over my tenancy in a shared house located in Orchard Park, Cambridge —a modern and peaceful area with newbuild homes.

📅 Available: Upon agreement. I am moving to my friend’s place which is already available but it might take some time to complete your reference checks. Also, I will be on holidays for couple of weeks soon.
💰 Rent: 440 per month + bills (1/4 share of council tax, water, energy bills and Internet via Splitwise as each housemate takes care of some bills)
Council Tax band: D

The house comprises a large furnished kitchen with table and chairs, washing machine, dishwasher, oven, gas hob, microwave etc. Currently, there is one fridge with freezer but housemates are planning to purchase one more for themselves.

There is toilet downstairs and bathroom incl. toilet on the first floor. You will share bathroom with two people as one housemate has ensuite room. There is also a free parking next to the house.

This is a small bedroom with your own small office/living room in a shared house (bedroom is on the first floor facing garden and the other room is on the ground floor facing street) for one occupant only.

Rooms come originally unfurnished, but I’ll be selling my double bed (with a well-kept, no stain and less than a year old John Lewis firm foam mattress) for £100, large light-grey wardrobe for £50, bedside table for £15 and shelves for £20 if you’d like to buy them. These are located in the upstairs room. I will be also selling a white kitchen dresser for £35 which is in the kitchen.

👥 You’ll be sharing the house with three friendly Brazilian guys around 27 years old. One of them is actually going to be a new housemate just like you 🙂

The house has a relaxed and tidy atmosphere, where everyone values privacy and mutual respect. This would suit a professional in a similar age group, tidy, easygoing and looking for long term place to live. A new contract with agency (all tenants at once) should be signed before a new person can move in.

🔍Instructions from agency:
The prospective tenant will need to pay £60 for the reference check. Once the references have been successfully completed, we can then add their name to the tenancy agreement. In addition, the prospective tenant will need to pay your proportion of the holding deposit to us. Once we receive this payment, we will be able to release your holding deposit back to you. Please let me know once you have confirmed who will be replacing you so that we can start the process.
