Hi all,

I’m looking for a clean and tidy female flatmate to share a quiet flat in Timberwork on Clara Rackham Street.

The flat has 2 bedrooms and 2 bathrooms, so you will have your own bathroom.
The flat is currently unfurnished, but I’m planning to buy some basic furniture.

Appliances included: washing machine, fridge/freezer, microwave, and an induction hob with kitchen hood.

The flat comes with one parking space, which you can rent from the landlord if needed. There are also locked bike storage spaces. The building has a lift, making moving in easier.

Sorry there are no photos at the moment. I’ve just secured the flat directly from the landlord, and photos are not available yet.

Costs (per person):

Rent: £860 pcm

Council tax: £175 pcm

Bills: ~£150 pcm (estimate)

Wi-Fi is not included, but you’re welcome to arrange and pay for your own internet service.

Estimated total: around £1,184 pcm per person, assuming maximum bills.

About me:
I’m an engineer, working from home 3 days a week and in the office 2 days a week. I’m very quiet and looking for a flatmate with a similar lifestyle. I usually sleep early and keep the flat quiet after 11pm, and I’d like the flat to be quiet after 11pm.

I see a flatmate as someone I live comfortably with, not necessarily a friend. I won’t have overnight guests, and I’d prefer the same. As bills are shared, any guests would need to be agreed in advance.

Regarding cooking: I’m Asian, but I’m mindful about smells and happy to adjust my cooking style. I’ve previously lived with vegetarian flatmates and adapted easily. My aim is for this to be a comfortable home for both of us.
