Double room to rent central Cambridge

I’m a live out landlord/agent renting out several rooms on behalf of the home owner. The room currently has basic furniture already included. All bills are included in the price. There is 1 shared kitchen, 2 toilets and 1 shower. The current tenants works a range of schedules. There is a cat that lives with one of the upstairs tenants so the new tenant must be cat friendly. Ideally the new tenant should be tidy and good at communicating with existing tenants.
