Single room for rent

I have a single room, which I would like to rent out. It is in a large 3 bed detached house. There are 2 lounges, a shared kitchen and bathroom, with power shower. There his plenty of off street parking.

I have two very friendly dogs (boxers), and have my two boys visit me every Wednesday evening and every other weekend, they are 11 and 12.

I am a quiet well manner man, and would easily live with my new house guest.

The room is on the ground floor of my home, and is 10' x 8', with French doors leading out to the garden. Right now it doesn't have a bed or wardrobe but I would purchase these upon finding the right house guest.
Ideally I am looking for a working professional, who wants to share this big house and all the trappings that go along with it.

I am hoping to find a guest who will enjoy living in my home. I have broadband, and about to move to superfast (~76Mb/s), which is critical in my work and my boys gaming sessions :-)
