Housemate wanted for 23 yo and dog in 3 bed house

I currently live alone in a 3 bed house I've spent the last year doing up, looking for a roommate to take the spare bedroom (the 3rd room is my office). Room is a big double room with high ceilings, furnished and got a built in cupboard too. (Incl. Bed, mattress, wardrobe, bed side cabinet, drawers).

On-street parking. Shared living room, rec room, kitchen, bathroom, garden. Free to put a desk in the rec room if you work from home & don't want to work in your room. Living room has a bar & projector with chrome cast.
Shared bathroom downstairs with shower in bath. Kitchen has got all the standard stuff. Big garden too with patio (table, chairs, swing seat) and shed.

Looking for a clean housemate who likes dogs. Those who identify as female or non-binary preferred. Would like someone who's down to hang out & go out aswell.

I work from home and like to go out/away at the weekends. Spend most weekday evenings watching Netflix or doing DIY around the house. I like to socialise but like my alone time too. Sometimes have friends over so would be nice to have a housemate who gets along with new people.

I have a dog, an American bully, called Stan. He's a big boy so looking for someone comfortable around dogs. Open to someone with pets coming in as long as they get on with Stan. No cats tho as I'm allergic 😔. +£100 deposit if bringing a pet.

Open to couples aswell for £550 a month.
