I'm Rich and I'm a friendly sociable person who works as a PE teacher at a local secondary school.
Towards the end of July, I will have two large double rooms in my large four-bedroom house available for two lodgers to share with myself and my friendly cat. My daughter also has a bedroom, but she's at Uni and I only see her occasionally each year.
I'm looking for two clean and tidy people (male or female 18+) to share a quiet house with all the modern amenities. Must be working or at university and able to pay monthly rent, with one month deposit and one month rent in advance. Ideally looking at a minimum of a year, but either party can end the contract after three months (details in the lodger agreement). Student rent in August would be 1/2 price if not staying at the accommodation.
About the rooms:
Room 1 (approx. 2.5m x 4.7m). Photos 4 and 5.
The larger room has just been newly decorated and completely furnished, including new carpet, ottoman storage bed, new mattress, new wardrobe, a desk, a shelf, a chest of draws and two matching bedside cabinets. £750 2.5m x
Room 2. (approx. 2.4 x 3.7 and a fitted sliding wardrobe area 1m x 180m). Photos 6 and 7.
The second room is also large, with double bed, large double sliding wardrobe, chest of draws, bed side cabinet and desk with shelf above. £720
Bills are included, but there could be a slight contribution to energy in the winter should gas and electricity go through the roof again.
One month’s deposit and one month’s rent up front.
About the house:
The house is a large four-bedroom end of terrace with a large double extension so plenty of room.
The house is set back from any roads so very little traffic noise or distractions so perfect for studying. There is a large bathroom upstairs with plenty of cupboard space and a large walk-in shower. Everyone would have use of the front and back gardens, both lovely to sit out in through the summer with a glass of wine or a beer. The lounge area is private, but I often will ask if anyone would like to watch a film or sport. The large lounge consists of two three-seater sofas and a reclining chair, with a large wall mounted TV. Looking out onto the back garden is the beautiful large modern kitchen with all the amenities including full height fridge, full height freezer along with a smaller fridge and freezer. Induction hob and extractor. There is also ample cupboard and storage space in the kitchen and throughout the house which you will have access to. There is a small utility area including a washing matching and tumble dryer and there is a small downstairs toilet next to the utility room. There is also a very large hall/dining area.
I have a cleaner who comes once a week (included in the rent), but I would expect the house to stay reasonably clean and tidy. However, I'm not a clean freak, just like the house to be tidy.
The local area:
Situated in the lovely village of Waterbeach in Cambridgeshire, the property has ample parking and is just a short walk to the village green, which has numerous shops including, Village Shop, which includes a Post office, One Stop, bakery, pharmacy, café, three pubs, optician, hairdresser, Chinese, Indian and renowned fish and chip take-aways and an evening kebab van. There is also a large Tesco, which is a five-minute drive.
Transport links
The mainland train station (Greater Anglia to London Kings Cross and takes one hour) is a ten-minute walk, three minutes by car, and has a car park. There are also buses into Cambridge, but these aren’t very frequent. There are also numerous cycle lanes into Cambridge including a lovely ride along the river.
Driving from Waterbeach to the centre of Cambridge is six miles and a 25-minute drive, to Cambridge Science Park it is four miles and a ten-minute drive (both longer in peak times). Ely is eleven miles and 28 minutes. By train, Cambridge station is nine minutes, Science Park (Cambridge North) is six minutes and Ely station is 11 minutes.
