This Home contains a warm south-facing spacious room that is a perfect fit for a housemate looking for a homely, comfortable and social environment. Great for Professionals, Mature Students and individuals regularly working away from Home.

The room is furnished with a double bed, mirror wardrobe, book shelf, chest of drawers and further storage stage space in airing cupboard and under the bed. Bedroom photos may show other furnishings that may/may not be available at the point of moving in.

This room is available for 1 individual from Tuesday 5th September 2023. Earlier move in dates MAY be negotiable with the current tenant. Please ask, if interested.

- Must like, and not be allergic to, cats: 2 of them live here!
Got a pet cat, or two? Please feel free to enquire if you wish for them to live here with you. It will however increase the rent marginally and initial deposit amount.

Some Non-negotiable House Rules:
- No smoking in the house, or outside of the windows.
- This is a Home, please tidy up after yourself and take care of the property. Leave things how you would like to find them, or how you found them.
- For safety and security: Do not bring casual or online-dates to the house. Long-term relationship visits are absolutely fine.
- No house parties. Any parties must be organised and approved in advance.
- No conducting any business at or from the property: This excludes "Working from Home" for your employer.
- No abusing, harming or terrorising the resident or local animals.
- Not all items in the house are available for the tenant to use, please ask before using some non-basic items, e. g. Outdoor fire pit, etc.

Please Note:
- Rent is Bills Included.
- I will ask that we do a meet and greet at the local Wetherspoons prior to viewing the room where we can have a drink and chat in a safe environment. To nip any confusion [for some] in the bud: this is not a date invitation, nor is it intended to be flirtatious.
