Double en suite room fully furnished - wifi

Double en suite room (toilet, sink & shower. Bath available to use in other bathroom)
The room is neutral, fresh and clean with a single bed that pulls out into a double if required, large built in wardrobe, tv and drawers.
I have 2 large dogs so the occupant must be a pet lover.
I will allow pets but a pre meeting with my two dogs is a must to make sure they get along.
Smokers are welcome but they must smoke outside :-).
Couples are welcome but the rent would increase by £250 per month.
I would prefer a female occupant but willing to consider anyone.
The occupant will have use of all areas of my home and garden. I have a driveway for off street parking and wifi available to use, all included in the rent.
The house is situated on a small new estate in Wittering which has links to the A1 for commuters.
