One good sized front facing double bedroom with king sized bed in a 2-bedroom mid-terrace modernised traditional cottage near a network of canals situated off the A51 between Nantwich and Chester.

The house is owned and used occasionally by one female professional and her partner, who are present for between 1-15 days of an average quarter. You would have the house to yourself for the time we are elsewhere, which is most of the time, however there is no set routine/schedule, and we/I would come and go as we need to around work and family commitments.


Soft furnishings and decor shown in these photos have since been changed in bathroom and living room.

There is 1 bathroom with roll-top bath and rainfall shower, which is next to the available bedroom, not an ensuite per se but you'll have the whole place to yourself so as good as.

The available bedroom room is a blank canvas for you to make your own with prior approval.

You will need to supply your own bedding, clothes hangers, pillows and towels. You will be welcome to use any kitchen equipment so long as everything is kept clean and looked after. You will have plenty of food storage space in the kitchen and can store approved bulky items in the communal areas no issues.


There is a beautiful, quiet, mostly private suntrap garden to enjoy with dining seating and a unique BBQ firepit area at the far end.

We are looking for a quiet, respectable, clean, non-smoker caretaker-type individual to keep our beloved cottage company while we are elsewhere.
PLEASE NOTE: I own a labrador-sized dog who will come with me if/when I visit. He is human-friendly upon proper introduction, but unfortunately is not animal or small child friendly so we cannot allow pets or small children. He follows me everywhere so you won't notice him much. The house does not smell of animals (I make sure of it) but you will obviously have to be comfortable with dogs. He will not bother you once you are introduced. But it would not be suitable for you to bring any animals to the house. He has been known to deliberately knock over small children so unfortunately neither pets nor children can be part of the arrangement, please do not ask, as I do not like to say no to people's circumstances but I must for obvious reasons.

## a general household clean will be done by owner each visit (cannot guarantee these dates or frequencies). Tenant is required to clean up communal areas after use, and to take care of own laundry/dishes and to wipe surfaces/ hoover regularly. The tenant is responsible for cleanliness of own room and keeping the kitchen and bathroom clean and well ventilated after use.

To move in, you would need:
First month's rent in advance (remainder of current month and one full month in advance)
Security deposit of £850
An advance fuel cost deposit of £300 to cover any excess use. This is refundable in full if no excess use.

Please don't ask me to waive any of these payments, they form our mutual trust. There will be a lodging contract to sign, and I will require two photo forms of ID and two references.

Viewings available throughout September. Room available from last Sunday in September. Rent and other monies due ahead of moving in date. Rent to commense on moving in date on a pro-rata basis and is then due on the 1st of each calendar month thereafter along with any retrospective fuel top up.
