Spare room in a lovely area

We're looking for a room mate to occupy the spare room. It's on the smaller side but there plenty of closest space and the rent is really cheap. The house is in a quiet Cul-de-Sac with lots of families around. There is two toilets, shared kitchen, shared living room, garage and a drive at the front of the house. We also have a garden which we often use to have BBQs.

There is one hetero couple (21) and one female (23) who currently live in the property. The couple works in a pub with late shifts and the female is often away on business trips. We all get on well and like to have family dinners together. We've been living in this property for nearly 6 months already and we're still enjoying it!

We are looking for somebody of a similar age and preferably a female but open to boys as well. The rent is £212.50 each month and with bills it usually means that it's £300 a month, which is a bargain.
