PLEASE NOTE: This is a short term let. I am in the process of selling the house so just letting rooms out until then. I expect to complete the sale at the end of August/early Sept.

The room with the red-ish carpet has now been filled. The room with the blue walls will be available on 7th August.

I have two double rooms to rent on a quiet cul-de-sac in peaceful WA4. I’ve owned the house for almost two years and it was very dated when I bought it. I’ve been slowly doing the house up while living in it and letting it out. I’ve decided the house is just too big for me which is why I’m selling.

The upstairs is fully updated but the downstairs still needs some work. That said, it is all perfectly functional and all kitchen appliances were bought new when I moved in.

I use the lounge as my bedroom but I don’t might the tenants using the living room space when I’m not around. There is also an office which can be used when I don’t need it. The office includes a fold out sofa bed for guests.

The bedrooms were redecorated when I moved in as was the bathroom which is now stunning (in my opinion!). The rooms include double beds and mattresses, bedside tables, fitted wardrobes and the bigger room includes a chest of drawers and a TV stand.

Please note the furniture in the bigger room (the blue one) is different from that which is pictured.

Everything you need is within walking distance. The house is around a 15-20 minute walk in to the town centre and the same in to Stockton Heath (which is great for little independent shops, bars and restaurants). Morrisons supermarket is around a 12 minute walk and Warrington Bank Quay station is nearby (25 minute walk or 5 min drive). There is a gym at Village Hotel which is the one I use.

You would be living with two other people; myself and whoever takes the other room.

The house is pretty chill, the only thing I ask is that the communal spaces are kept clean and tidy and that noise is kept to a minimum on weeknights. Ideally I’d like to find someone I get on with and is up for hanging out occasionally.

The rent is £120 per week for the blue room and £115 per week for the room with the red-ish carpet. This includes all bills (gas, elec, water, council tax, Sky TV and fibre-optic broadband).

One week’s rent would be payable upfront. There is a modest security deposit of £50 which is payable on the signing of the lodger’s agreement. This will be returned at the end of the agreement less any cost for cleaning/repairs etc.
