I have a large furnished double bedroom to let in a 3 year old modern detached house which is situated on a new estate near Latchford Locks. Quite deceiving when you see it on a map, and the pin is wrong on this site, it's only 5 mins drive to Warrington and also the bustling nightlife of Stockton Heath. There are ideal links to all motorways, bus stops, train stations and also lovely walks/cycle routes, a nature reserve, Penine Trail etc. Local shops, pub and eateries are also within walking distance.

There are currently 2 people living in the house, both male, 30's and professionals. 1 of them has the en-suite room, the other would share a bathroom with you. (bath & shower).

I don't live in the property,

The house is within walking distance to two gyms, various eateries, pub/club, local shops, 1.5 miles from Stockton Heath (numerous bars and restaurants) 2.7 miles to the centre of Warrington and 100 yards from a bus stop. Approx 5 mins from major motorways. Half an hour from the airport, Altrincham & Manchester. The estate has football clubs, cycle clubs, netball, running and various other activities, all arranged by the residents and coordinated via Facebook. They run events, some of which are in the local Club which is a 10 min walk.

The bedroom contains a double bed, set of 3 large drawers, desk, wardrobe, lamps and a tv if required.
There are vertical blinds and also a roller blind. Bed linen & pillows available if required.

In the kitchen / dining area there is a fully fitted kitchen which has a fridge freezer, washing machine and microwave, dining table and 4 chairs, breakfast bar and stools. And a tv.

The living room has a 2 and 3 seater, 4K Ultra HD tv, sky etc, wifi, coffee tables, fire.

There is a downstairs loo as well as a main bathroom with shower. (Master bedroom has it's own en-suite)

There is an enclosed south facing garden (plastic grass - no maintenance) and parking.

Central heating and combi boiler so constant, immediate hot water.

Front grass and side grass get cut every 2 weeks, the bins and windows get washed every 4 weeks, these are also included with all other bills.
