Double room in clean, quiet house near James Cook

Hi, I've got two free bedrooms, but want to keep one bed free for occasional guests, so basically you can use the extra built-in storage. Both rooms have built-in wardrobes.

All mod cons available and all bills included in rent. Super fast broadband (400Mb), washer/dryer, dishwasher, microwave, fridge-freezer, central heating, well-equipped kitchen. Great gas BBQ in tidy garden.

Rent also includes 2 hours of cleaner a fortnight (she complains there's never much to do, so I guess I'm quite tidy!). Also, off-road parking, a massive shed and conservatory that is baking in summer. Conservatory also has a sun-lounger and exercise equipment.

There's also a spare desk in the extension/office leading to the conservatory.

Lovely garden space tended by a gardener twice a year. The house is down a quiet cul-de-sac about 5 mins walk from James Cook University Hospital, just off Marton Road. Boro Uni is 25 mins walk.

There's also a private parking space available off-road.
