The house is furnished to a good standard and has all the basics to live here. You will have your own cupboard in the kitchen for food and have use of utensils in the kitchen.

Any breakages must be replaced.

The house is clean, spacious, tidy. You are expected to leave things as you found them, clean up after yourself and respect others in the house.

I'm semi retired, DBS cleared and of english heritage.

House includes unlimited broadband, secluded garden with patio, on street parking.

Locally there's a tesco, gym, North Tees University Hospital is exceptionally close.

Nearby is Wynyard park for walks or 20min drive to the beach.

Norton village has come lovely eateries, cafes and dell's.

I am only seeking a professionals - no students. Proof of employment reference and residency, will be required.

I'm a non smoker and seeking non smokers, non drug users only.

I will be a live in landlady, however i am often away with work. Therfore, trust and respect for the house use, is paramount.

(I expect, sensible use of utilities with the hiking costs upon us now. Otherwise, the room costs will only go up to reflect any excessive use).

I require a min of 2 references.

Min of 3 month to indefinate terms available, for the right room lodger.

*Overnight guests are not permitted without prior permission.

*No parties to be held at the house.

*You can have occasional visitors but not constant friends around.

*1 months rent up front as deposit, plus current month. **Deposit will be returned if no damages etc upon departure terms, 1 month after contract final date.

Currently, there is a couple living in the other spare rooms on seperate floor, but are in the final stages of buying their own property and will be leaving very shortly, after a years stay.
