Single room for rent! - male student occupant

Hello! Our friend has decided she didn't want to leave her previous house so we've been left with a spare room (available for students only). It's a single but will fit a double bed, it's quite small but there's space on the wide landing for storage. It is a lovely, bright room and overlooks the garden. Also it's £340 pcm, and the contract goes from September this year to July next year.
We all love to cook, we love music and a few of us play instruments. Our good friends also live next door so we're starting to create a little creative community between the houses and our gardens!
