I built a tiny home in my garden, with the help of a friend, and it’s available to rent. It has a small kitchen area that is designed to be multifunctional and it has its own toilet with hand basin (the kitchen sink and toilet sink have hot water from an instantaneous hot water heater).
I’ve named it The Shed but it isn’t a shed, it has been built by hand and insulated to a high standard with double glazed windows and doors. The French doors open onto the garden facing the fields and valley beyond. We get sunsets throughout the year with the winter sun setting on the south west side of the horizon and the summer sun setting on the north west side. The French doors face west, and there are no windows on the north side of the building.
Please note that the cost of firewood for the stove will be the responsibility of the lodger hence stating only some bills are included in the rent. The rent includes council tax (band B), electricity, water, WiFi and currently TV licence (we just got a TV licence but may not keep it). If you're a student and exempt from paying council tax I will pass on the saving to you and charge you less rent.
Heating in The Shed is from a wood burner but we have a large supply of wood that has been drying out for a while now and if it’s dry enough you are welcome to use it. I do ask that you don't burn green wood and burn wood that meets the 20% moisture requirement.
The Shed can be unfurnished, or furnished with a sofa bed (wooden framed sofa bed that’s more comfortable as a bed - I have also made a new cover that integrates a memory foam topper), and I’m happy to kit it out with kitchen items such as plates/crockery. There is a single induction hob in The Shed along with a large air fryer/oven. There is shelving in the kitchen, above the bed and in the toilet. There is a wall mounted table that folds down ready to go in The Shed but my current lodger had her own table.
You can have use of bicycle while staying here.
The current household is myself, Vik, and my secondary school aged child, and two nights per week my youngest child who is in primary school. We live with Cotton the dog, Toto the cat and Bilbao and Batman the gerbils. We are planning to get chickens or ducks for fresh eggs when we have built a chicken/duck house and pond (hopefully ready for when they start hatching this spring).
As The Shed is a tiny home I’m offering all of my kitchen appliances for you to use. The main house also has the fridge, freezer, vacuum, washing machine and tumble dryer. The bathroom is in the house where we collect grey water from the bath/shower to recycle to either flush the toilet or water the garden.
We are trying to grow lots of wild flowering plants in the garden (it's a battle against the lawn!), alongside developing the veg patch and planting a range of trees (some fruiting). We have swifts nesting in the roof of the house in summer and have a thriving slow worm habitat.
Porth Saxon and Grebe beaches are around 20 minutes walk from the house- mostly off road. There are buses to Falmouth. There is on road parking outside the house and a single off road parking space but my friend is currently storing his little boat there.
A little about us- we are an active household (dog walking, rowing, climbing, Pilates, football, frisbee, basketball…) and you are free to be involved in family life as little or as much as you wish. We all love boardgames and card games. We practice gratitude and emotional awareness, and we work on our emotional resilience. I have been widowed for 13 years and have raised my eldest child alone although we have had housemates and lodgers for most of the last 9 years - they have all lived in the house and have been part of household/family life. Christian (also in the photo with me) and I have no plans to live together. I’m a Renewable Energy Engineer working for a start up in Falmouth who are reducing greenhouse gas emissions from substations.
I don't ask for a security deposit, but I will ask for a holding deposit of £250 and for contracts to be signed at this point. The holding deposit will be deducted from your first month's rent when you move in.
