Double Room, Professional/Working/Quiet Student

My wife and I are ideally looking for a longer term house guest.
The house is clean and fresh and is in a quiet road with on street parking. It is not a Through Road so no passing traffic.
There is a Small garden with a clothes line. Garage to store cycles/surfboards etc
It is a Large double room for single occupancy, with a shared upstairs bathroom.
Fibre broadband and bills included. Bedding provided and laundered weekly if required with Use of washer/tumble dryer for personal laundry.
We can provide a kettle in the room but no cooking in the room please. Hoover is available as well.
Shared use of kitchen and dining room, use of crockery and pans etc and dishwasher.
The downstairs living room would not generally be shared.
There is a loft conversion with a small dining table, storage unit and mini fridge that can be a dinette/relaxing space and you can add your own comfy chair, Microwave and TV if you wish or put your own full size fridge here.
The loft opens to a small balcony with views over Carn Brea and distant to St Ives and the sea with sun on the balcony in the afternoons and evenings.
In the summer we sometimes eat in the evenings on the balcony or have a relax and drink in the afternoons, but not all the time so this can be used as well.
We both work and occasionally have our grandchildren to sleepover.
No overnight visitors please, but long term partners for occasional weekends etc by mutual arrangement only please.
Looking for a responsible, respectful house guest who will be treated the same by us, probably a professional or responsible student
A SpareRoom Lodger Agreement will be used and recent references required and checked,
Deposit is usually required and Deposit amount and/or split payment can POSSIBLY be discussed for the right agreement between us both.
