Fantastic LARGE DOUBLE ROOM The room is available from mid April it is close enough to NEWQUAY without being effected by the summer tourist traffic congestion and noise!

YOUR NEW ROOM :
Your NEW room is situated at the back of the house.
We are in a fortunate position that watergate bay is a two mile walk(boardmasters) and our nearest beach is Porth beach. Excellent for kayaking and surfing and with only being half a mile walk, we regularly take our dog to the pub on the beach there.

YOUR NEW HOME:
Situated in a friendly, quiet, warm, and welcoming atmosphere. You must like and be comfortable with a dog in the home, especially comfortable with random kisses and licks! This is because we have a rescue dog, he is 5 years old and is a Bull Mastiff. He is castrated, a total softie but he is a big dog! Which can be alarming when you first meet him as he gets excitable, until he gets used to you.

ABOUT US:
We are a couple who are both in full time employment, our day to day running is early nights and long days! So we would ideally prefer a professional working person in FULL TIME EMPLOYMENT. However we would consider students, studying in and around the area, and for the right Tennant a long term contract is on offer.

We do require you to supply a months deposit upfront, to secure your new room.
This is for our piece of mind, and your security.

BENEFITS TO YOU :
You with have FULL use of the kitchen, everything you need from: coffee machine, Dishwasher, microwave, toaster, kettle, with plates, pans (induction hob) and cooking utensils. All in very good condition (we like to cook most evenings).
-Your own fridge / freezer shared with occupants in room 2 and allocated cupboard space in the kitchen.
-Washing machine and tumble dryer, are included in the monthly rental cost, so effectively free for you to use, as and when you require (subject to fair use)
-Large open plan living room.
-Dining room
- Large three seater L shaped sofa, and separate matching chair.

YOUR NEW ROOM :
You will find it has been fully equipped with all new furniture, and completely refurbished and painted with new carpets throughout the upstairs.
We are happy to supply a wardrobe, and kettle in your room for your convenience. We have also Installed a 32 inch TV with built in combined DVD player. Super fast broadband is installed and unlimited use is part of the package.
Also for your use is a chest of drawers. Should a designated work space be required, we can purchase one for your use (although not supplied at present).
The room has a double HYPNOS bed, bedding, Curtains and black out vertical blinds.
Pillows are also supplied along with towels, should you require them for yourself.

PUBLIC TRANSPORT LINKS :
We are approximately 15 minutes walk / cycle in to Newquay main town centre, but also supported by all bus routes. We have 4 parking spaces in front of our house which we use for our vehicles. However there is ample free on road parking outside, and opposite the front of our house.

LOCAL AMENITIES:
Within the localised area we have a convenience store (co-op) and the local public house, which has a built in restaurant (I personally recommend the steak Saturday promotion). The public house has a pool table, WiFi, and a beer garden for the summer months..

FURTHER INFORMATION
We have a semi-detached end of terrace home with 4 bedrooms 2 bathrooms and a separate downstairs toilet, it's is a clean, well looked after fully furnished modern home with the family bathroom shared with only the tenants of room 2 (there is a lock on the door), but with a third toilet downstairs, so that there is no worry about privacy!
Our garden is large, with a patio and stone chip area. We have also Installed an american gas bbq, and garden furniture.
A garage can be used for storage if required.

PLEASE NOTE: That we have a lovely home, and are NOT looking for a party animal, or someone who will abuse our good nature..
We also have a large dog so please be comfortable with having a dog in the home..
