Large double room to rent in shared house

Large, furnished double room to rent in the historic mining village of St Day. Use of shared bathroom, kitchen and living room. Plenty of parking and large garden. Would suit working person or student; preferably female. All bills included in monthly rent except water, which is divided between tenants once the bills arrive.
The village has good facilities including shops, pubs, launderette, post office and churches. The village is between Truro and Redruth, with each town just a 10 minute drive away.
I am looking for a friendly housemate who is willing to help out with housework etc. Must like animals as I have a dog and a cat! You would be sharing with a friendly secondary school teacher who enjoys meeting new people.
Please note that this room is currently available to female tenants only so I respectfully ask that you do not try to convince me to change my mind on this.
