The flat
* The flat contains four bedrooms.
* Gates (with pin code) to get in
* 10 minute walk from city centre.
* Near by lots of shops, including a spar, Tesco express, botanic train station, PureGym Adelaide st, restaurants, and Gasworks Lagan side for walks.
* Not wheelchair accessible (two flights of stairs)
* LGBTQ friendly.
* Bills are not included in the rent price. We split the bills evenly.
* Central heating (gas, PAYG top up card)
* Fibre broadband
* Electric is billed quarterly. We split the bill between all housemates. PJ can do the math and provide you with proof/calculations.
* Private parking is available for a fee (if there are available spaces) - ask the landlord for more details.
* On street free parking is almost always available (harder to find during working hours though).

The situation
This room is available for a short term tenant. The move in date is 8th of July. The final month is unset, but with the latest of September 2024.

The cost of rent is £280 per month, with a £280 deposit. You’ll pay the rent and deposit directly to the landlord.

By the time you move in, we predict only one tenant will still be here, a 36 year old male. The other rooms may or not have other flatmates.

House rules

We don’t have any preference over gender, sexuality, faith or any other characteristic. Likewise we expect any housemate to also be tolerant of any other housemate’s protected characteristics or preferences.

We ask that you have a stable income and are able to pay the rent and bills on time. By taking the flat, you agree that you are responsible for your own rent payments and will pay your fair share of bills. The landlord accepts PayPal, although you can discuss your preferred payment method with her. Bills are split pro rata.

Full disclosure
* As with any flat, there are a few minor maintenance issues, we can discuss these during a viewing. Nothing major - it’s still a great place to live. There is a handy person who handles maintenance issues you can contact, if you want.
* As mentioned above, the final move out date is September, the landlord will be vacating the flat by then at the latest. It could be earlier. The remaining housemate hasn’t provided me with his intended move out date, so unfortunately I can’t provide you with that information as it’s not up to me. You can discuss this with him and the landlord if you wish.

Another housemate may be moving out around this time, so it’s possible there will be two rooms available.
