I have a cozy little 1 bedroom apartment in the Holylands, I am moving out and looking for someone to replace me - you will take over my lease until September 2025 and will have the place to yourself. I lived here while doing my PhD so it would be perfect for another PhD student or young professional who wants their own place, about a 20 minute walk to city centre.

The flat is fully furnished and is reasonably modern with a washing machine, dishwasher and plenty of storage space. It has gas heating and pay-as-you-go electric meter. It has a double bedroom, a bathroom with storage and Kitchen/living room furnished with a kitchen table, 4 chairs and a sofa. There are 2 showers - one gas and one electric so you can pick and choose. The building is relatively new so the flat heats up quickly and holds the heat - a rare find in the Holylands!

As an estimate, I spent about £50 per month on bills in the winter months, and less in the summer.

You will need a few things in order to be accepted as a replacement tenant by the landlord:
1. A Guarantor who is an NI homeowner - there is no wiggle room whatsoever on this one.
2. A contract of employment with 3 months payslips.
3. Be able to have the £600 deposit paid and all your forms signed by the 24th September
